By this point you would have already listed your property and probably already asked the opinion of a local estate agent such as Intercounty so that you can rest assured that your property is priced correctly. If you haven’t done this and have just used an on-line agent to give you a gauge on pricing, you will need to keep a close eye on how many property viewings you are getting, if it’s low then the chances are it could be your pricing, lots and it could be too cheap. Getting the price right is one of the hardest things.
Once you’ve ensured the above you will then need to make sure that your property is kept clean and tidy for viewings. This includes keeping your garden looking at it’s best. If you are doing a late afternoon or evening viewing make sure you turn on your outside light to make your property look welcoming.
Make sure you stage your property - make sure it feels nice and warm, light a fire if you can, bake some fresh bead, keep beds made, curtains fully opened.
Prepare yourself for any questions, if you are aiming your property at a family market they will be interested in family activities, schooling, public transport. Most buyers will want to know how fast internet and whether they can get 4G. If your home has any negative aspects then make sure you work out a way to turn these into a positive such as a busy road offers great transport links.
Decide in advance whether you are open to offers on your property and if you are how much you are willing to accept.
