What should I expect during a rental valuation?

What is a valuation manager looking for during the property valuation?

The valuation manager will be looking at a number of factors when valuing your property, such as location and proximity to local amenities and transport links, the type and size of the property, its structural and aesthetic condition and presentation, the local rental market and any unique features that may entice a potential tenant (such as a parking facilities, underfloor heating, energy recovery schemes or a balcony).

Do I need to be present at the property during a lettings valuation?

No, but being present allows you to highlight upgrades or ask questions. If access is arranged, agents can still provide a full report remotely

Do I have to use a letting agent to rent out my property?

You do not have to use a letting agent to rent out your property - you can choose to rent privately if you wish. However, Intercounty's lettings team offer services like tenant vetting, legal compliance, rent collection, and property management, which can save time and reduce risks for landlords when letting.

How much does it cost to use a letting agent?

A lettings valuation with Intercounty is completely free.

If you choose to let with us, we offer different service levels to meet your needs, including our Rent Collect which manages rent payments throughout the duration of the tenancy and Fully Managed, which includes extensive property management support.
