Selling Your Property In A Changing Environment

If you are finding it difficult to sell your house, there are several things you can do to increase your chances of selling:

Firstly, make sure you price your property correctly

It’s true people are still selling in this hard environment, if properties are priced correctly from the off-set. Listen to the advice of a reliable agent, they know the market inside and out, and a good agent will be able to give you good local knowledge of a specific area.

There’s no hurry

The selling time of an average house has almost doubled in the past two years, due to buyers having to jump loops to get finance, so try to be patient.

Communicate with your agent

Make sure you set out a clear strategy with your agent from the start. In this market make sure your agent qualifies the buyers, so that they don’t waste either or your time.

Let your agent do what they are best at

Leave your agent to do all the visits, they will concentrate on the best features of your property – the best way to do this would be to give them another set of keys so they can enter if you are away from your home.

Presentation is key to success

This is when first impressions do count, make sure that your property has curb appeal. If you have a dried flower arrangement in your hanging baskets, then go out and get some new plants. Re-paint the front door, clear up any weeds. Make sure that the hallway or entrance is warm and inviting, and that the décor throughout the property is neutral in colour. One of key items for buyers is that the kitchen and bathrooms are presentable. So clean up the grout, replace that old shower curtain and toilet seat, to make sure that you do not put your potential buyer off.

Be prepared to negotiate

If you are selling to a first-time buyer then you might want to consider throwing in the carpets and curtains, think about your price and work out whether there is any room for maneuver, talk to your agent, they are in the best place to work out a deal that is best for both parties.
