Property viewing tips - make sure you follow these basic steps when viewing a potential property...

If you are looking for a new home then you need to make sure that you take time to do several property viewings before making a decision, even if you fall in love with the first one you see, there could always be one just around the corner which might suit your needs even better.

It’s always good to plan ahead - make sure you know your budget before having any viewings, if you are looking to take out a mortgage then make sure you contact a mortgage broker like Embrace who will be able to give you a good indication of how much you can afford. Then make a list of things you have to have and things you would like in a new property, as this will help you to stay focused.

Then start searching, there is nothing wrong with looking for properties on the web, but there is nothing that really substitutes going into an actual branch and talking about your needs to an agent who has experience in finding you the best properties. Information on the web can be limited, which might mean that you miss out on a property by not visiting it.

Once you have chosen some properties, it’s always a good idea to walk past a potential property.

Make sure you do a viewing with a family member or friend so that you can get an unbiased second opinion.

Don’t be afraid to take a look inside cupboards, as this will give you a clear idea of storage space.

Check to see how efficient the boiler is by running the hot water through.

If any extensions or work has been done recently ask about planning permission and any guarantees on the work.

Ask about the utilities, how much does it cost to run the property?

Ask them why they are selling their home.

Keep an eye out for any potential problems
