Our 6 Top Selling Tips…

At Intercounty we are often asked the best way to prepare a home for selling, so we have put together a list of our top 6 selling tips:
1) When thinking about selling your home, you need to consider you target market. Then try and tailor your space to that group without alienating the rest of the market. Also think about the time of year that you put your property on the market, Spring, Feb/March and Autumn, usually September are the key times to sell your home.
2) Try to de-personalise the space, this will enable buyers to see themselves living in the space. De-cluttering, by having a clear out or by putting items into storage will make the space seem visually more appealing to a potential buyer.
3) Get your house looking at its best - try and take objective look, if not ask the company marketing your home for advice on where they think you could improve your home for selling. This could be anything from giving it a fresh coat of paint to replacing some of the floor coverings. Big no, nos are carpet in the bathroom, laminate flooring is really unpopular with most buyers. Re-grout bathrooms/kitchens where necessary, basically make sure you house is wearing its best party dress.
You will also need to make sure that it’s as clean as it can possibly be too, dirty windows are particularly important as these can keep out valuable light coming into the property.
4) Curb appeal – the front of your property needs to create the right first impression, many experts say that a potential buyer will make up their mind whether they want to buy a house within the first few minutes of a viewing, so making sure that your home looks neat, loved and appealing to buyers from first sight.  
5) Choosing the right agent – always ask a well established local estate agent to value your property, and make sure you instruct a solicitor to do your conveyancing early on, as this will speed up the process later.
6) Make sure that your home looks at its best when you have viewings, if you know that you are going to be struggling to keep it looking at its best due to pets and children, then ask your agent about creating an open house day, this can be a great way to get lots of people to visit your home all on the same day, not only making it convenient for you but them too.
