January is a very busy time of year for property transactions, so if you are thinking of putting your home up for sale here are a few of our top tips for securing a sale.
One of the first things you need to establish is which estate agent you are going to use. It’s always best to go for a well-established, local agent such as Intercounty. It’s never advisable to go with an agent just because they give you the highest valuation, instead go for one that feels as though you can have a good relationship with as selling a house can be a very stressful time so you will need a good agent to help you through. If you are thinking of selling why not contact Intercounty for a free valuation 01279 655243 or follow this link.
First impressions count, so getting the best possible photos of your home is very important. Make sure your home is looking at it’s best when the estate agent or photographer arrives. Staging a home is very important – ensure all the lights are on, any clutter is out of sight, curtains are fully open and if you have a fire or wood burner make sure this is lit.
The next step is ensuring your house is ready for a viewing. Make sure it looks clean and smells fresh. If you have any pets and toys etc make sure they are put out of sight. Your home needs to feel warm and inviting, if your home doesn’t feel warm for a viewing, potential buyers will start to question the heating system and the cost of running it.
