Adding value to your home doesn't have to break the bank, there are a few ways in which you can improve the overall desirability just with a tidy up and a fresh lick of paint.

* Painting the front of your house, if it is looking a bit shabby is probably one of the best ways in which to improve curb appeal. Make sure that flower beds are kept nice and make sure your front door and garden are well presented.

* The kitchen and bathroom are viewed as the most important rooms for buyers as these are the most expensive to put right, if they are not up to scratch. If you have tired cupboards then the easiest way to update them is to replace the doors and worktops and de-clutter.

* Make sure your house is de-cluttered, this will enable potential buyers to see past your things.

* If you have any half finished DIY projects, then make sure these are finished off.

* Make sure you maximise the light coming into your home, make sure your curtains are pulled and your windows are clean.

* Don't spend too much money on bedrooms, these need to be well laid out, the paint work needs to be clean as well as the flooring. If like many householders you use one room as a junk room, then make sure you clear it out and purpose it before putting it on the market. If it's too small for a double bed then put in a single. With more and more of us working from a home a good use for a small bedroom would be to present it as an office space.

* When conducting a viewing make sure you stage your property for a viewing, light the fire if you have one (not in summer), open all the curtains, tidy up, eliminate animal smells - if you have pets, make sure you turn on all the lighting, tidy up and make sure it feels warm.
