If you are looking to buy a property this year then there are various issues to consider before you go and visit the property you would like to buy.

Do your research...if you don't know an area then pop into a local agency such as Intercounty, who will know the area in great detail and will be able to give you advice on amenities such as local schooling, shops and pros and cons of different areas.

If you live in a popular area of the UK such as Herts or Essex then you will need to be prepared to move quickly, if you do want to buy. Lack of housing in these counties has meant that there is stiff competition for property, especially in popular town locations. So bear this in mind when viewing, if you want a property, and it's popular, you might have to snap it up before having a second viewing.

It's vital that you get your mortgage offer in place, this will give you more buying clout when putting in an offer for a new house, especially if the other interested party haven't got one in place, placing you in a stronger purchasing position.

Make a note of any questions you want to ask the vendor before visiting, a good way to do this is to read through the property details carefully before viewing.

Speak to your agent about the best offer you can make on your dream property, they will be able to give you information on historical sales and advise you on what price start would be best to go in at. Good quality property, in a popular area often sells for more than the asking price, so be prepared for this when negotiating.

Try and create a positive rapport with the vendor, and avoid being too picky over small details, as this means that they will be more likely to choose you as a buyer over another.
