If you are planning on selling your property this autumn then there are ways in which you can maximize your home’s selling potential. Here are our top 5 tips:

1. Illuminate your home - At this time of year most viewings will probably take place when it’s dark, so you will need to make sure that you light the way for a potential buyer. Ensure that your properties name or number is visible from the street, as people will probably want to drive by before making an appointment with an agent.

2. Give your home curb appeal – make sure your lawn is mown and that the boarders are well maintained. Get rid of any dead summer plants and replace with flowers such as winter pansies, these are not only bright and cheery they are relatively cheap to buy. Hide any bins and make sure that the paths/drives are well maintained and weed free.

3.De-clutter – if your house is full of clutter your potential buyer will not only find it harder to imagine themselves living there, but it could also give them the impression that there is not enough storage space. Clear kitchen work-tops and bathrooms and make sure that bedrooms are de-personalized.

4. Stage your home –put the lights on throughout your home, and make sure it’s nice and warm, light the fire if you have one, the smell of baking is said to make a house more inviting. If you have animals then make sure there are no animal smells and put them out of the way for the viewing.

5. DIY – make sure you finish any DIY projects, there’s nothing more off putting than half finished repairs. If you have damp in your home or peeling wall paper make sure you address these problems before putting your property on the market.
