When you’re looking for a new home to, making the most of the viewing is crucial. Use our top tips to help.
It’s always a good idea to consider some of the following points when you view a property.
Walk Past
Often you can make a decision before you walk through the door.Take someone with you
Try to avoid going alone it is safer and a second opinion always helps.Remember what’s important to you
Try and make a list before you visit and tick these off as you view the property it will help after you have left.Have a good look outside first
What does the roof look like, does anything need painting?Don’t be afraid to look
Open cupboards if they are fixed you will not be seen as nosy.Take a torch
It’s a good idea to have a look at the loft and it may not be lit.Ask about plumbing
How long does it take for hot water to come through, how efficient is the boiler?Ask if any work has been done
Was the appropriate planning passed are there any guarantees on the work?Ask about the bills
It will help to know what to expect.What will be included
Find out what fixtures and fittings are included in the sale, eg carpets, cooker, curtain poles.Keep an eye out for damp patches
Its better that you know in advance.Get to know who is selling their home
The more you know the easier it is to understand what is likely to happen and if there is a good rapport they may consider you favourably.Go back at different times
If you go back again go at a different time it will help to see what the traffic is like, the lighting may be different.
