TERMS & CONDITIONS

Intercounty Estate Agents will have Sole Selling Rights for the period of the tender process and for a further 28 days following the tender closing date. If either party wishes to terminate this agreement after the 28 days following the tender closing date, a notice period of 7 days is required to be confirmed in writing. You will not be liable to pay a sales commission fee unless:

• In the event of you the vendor or another agent introducing a buyer for the property / land during this agreement period, you the vendor will pay Intercounty a fee of 2% + VAT, calculated on the eventual sale price of the property/land or £2,000.00 (whichever is greater).

Please Note: Intercounty Estate Agents will look to the successful purchaser for an introduction fee, plus an opportunity to be retained as the selling agents for any subsequent refurbishment or new development.

Please Note: An administration fee of £250.00 + VAT is payable by you the vendor before marketing can commence. To comply with the Estate Agency Act 1979, this administration fee covers all charges, including the set up of the tender documentation, advertising and signage.

Please Note: this administration fee is non-refundable.

1. Services to Purchasers
   Intercounty Estate Agents may offer to arrange insurance or other financial services and/or mortgages for prospective purchasers, as well as surveying, auction and conveyancing services and be entitled to receive commission in respect of any services arranged. Intercounty Estate Agents confirm that they will forward to the vendor promptly and accurately all offers from prospective purchasers, verbally and in writing and will not in any way discriminate between purchasers

2. Unoccupied Property
   Intercounty Estate Agents cannot accept any responsibility for unoccupied properties for sale.

3. Access
   If Intercounty Estate Agents hold keys to properties, authority will be deemed to be given to release these to surveyors and other known professional companies to facilitate the sale

4. Sale Boards
   Intercounty Estate Agents will erect a 'For Sale By Tender' board for the period of the tender plus a minimum of 28 days after the closing date.

5. The Estate Agents Act 1979
   This Act requires Intercounty Estate Agents to disclose any personal relationship which may exist with a buyer and Intercounty Estate Agents.
