    Buying from Intercounty – What to do and what happens when

    • Consider your needs:

      Location, no. of beds, schools and amenities, transport and storage – view your local branch map for help.

    • How much can you afford?

      If you want advice please contact any of our Financial advisors, visit your bank and visit relevant websites.

    • Time scales

      Be clear about your time scale.

    • Research

      Investigate property websites: Intercounty.co.uk, Rightmove.co.uk, Zoopla.co.uk.

    • Visit Estate Agency offices

      Meet the people and talk through your needs and register your requirements. At Intercounty you're always welcome to pop in for a coffee and a chat.

    • Finances

      Arrange a meeting with a Financial Advisor to ensure that your aims are achievable. At Intercounty all initial advice is given free of charge and we can offer advice on life assurance and trusts, wills, buildings and contents insurance, family protection, mortgage payment protection, insurance and mortgages.

    • Area

      Familiarise yourself with the area before viewing any properties, plan ahead with your personal Intercounty agent to ensure you maximise the time available. 54% of all viewings take place at the weekend so planning is essential to avoid disappointment.

    • Viewing

      The average initial viewing takes about 15mins at the property account for this and travel time in your plans. Assess all your viewings scoring for needs, location and "feel" identifying Yes/No and maybes.

    • Feedback

      The day after viewing feel free to call Intercounty or we will call you for feedback and to discuss if you have a shortlist. The average number of viewings before buying is 12.

    • Offer

      If you decide on the home that you want to buy call Intercounty at the earliest opportunity to discuss your thoughts and any offer you would like to make.

    • Conveyancing

      Intercounty will put your offer forward and this is the time to discuss, if you haven't already done so, conveyancing needs with us and touch base with one of our Financial Advisors.

    • Communication

      We will keep you informed at every opportunity and you are always welcome to call in. Generally vendors consider offers overnight but do not be put off if your offer is not accepted. This is an opportunity to re-evaluate and most negotiations do result in a positive outcome.

    • Acceptance

      Once your offer is accepted make a mortgage appointment if you haven't already done so and appoint a conveyancer to carry out the legal work for you.

    • Memorandum of Sale

      We will confirm in writing the agreed terms of the sale; this is called a Memorandum of Sale and is sent to you, the vendor and both conveyancers.

    • Updates

      Intercounty will keep you updated regularly with the progress of your move. Sales progression is the next stage.

    Sales Progression at Intercounty – What happens now?

    • Paperwork

      After the initial activity of viewing and negotiating on your purchase you will receive the memorandum of sale and property information forms. The mortgage applications are being processed and conveyancers are preparing draft contracts, it may feel like it has gone quiet. This is normal and usually lasts for about 10 days. Don't worry all the work is being done behind the scenes!

    • Mortgage valuations

      And/or surveys will be arranged once your mortgage company has contacted the relevant surveyor. You may take the opportunity to get an upgraded survey or full structural survey. If you would like Intercounty to recommend someone then please call us to discuss.

    • Mortgage offer

      You should receive your mortgage offer about 5 to 10 working days after the mortgage valuation takes place.

    • Conveyancing

      Your conveyancer will receive from the other party's conveyancer, draft contracts and on receipt of these will apply for searches and raise enquiries. When all searches and enquiries are satisfactory and your mortgage offer has been received your conveyancer is ready to report to you so you can expect to receive documentation with instructions and recommendations and approved contract ready for signature.

    • Deposit

      At this stage you will be asked to organise your deposit ready for exchange.

    • Completion Date

      Once all the conveyancers in the chain have received signed contracts and cleared funds deposits and agreed a completion date you are ready to exchange. On average the whole process takes about 6 to 8 weeks.

    • Moving Plans

      You should organise your removals, change of address ......

    • Completion

      Intercounty will be in touch to discuss collection of the keys to your new home and we will assist in any other way we can.
